			<content:encoded><![CDATA[<p>Designing this home was a bit tricky, and this is why having a custom designed home may be in your best interest. This client knew what they wanted their house to look and feel like and knew exactly where they wanted to build it. Everything seemed great until a closer look at their subdivisions covenants revealed a very limited height restriction. So a marriage between a French Country Style home (especially the steep roof lines)  and a subdivision designed to help maintain great vistas proved to be quite the challenge. However I think you may agree that the end result satisfies the clients taste for French Country and the restrictions placed upon him by the codes covenants of the subdivision. So if you are having a difficult time connecting two necessities while contemplating your next home, contact a plan designer or architect to help you out. (if you haven’t already that is) Ever wanted a home theater system? Thought about a whole house audio system? What about a security, home networking or intercom system? Perhaps a home automation system?<br />My point is maybe now you can’t afford these things or would rather spend the money elsewhere, but maybe a year or two down the road you get a large bonus or tax refund and would really like to add these features. By taking the time and very minimal money now and planning ahead, the future addition is simple to install and adapts seamlessly into your home.</p>
<p>Now, getting your big exciting ideas out of the way, life happens and maybe you can foresee your mother-in-law moving in with you while living in the new home. Maybe you plan on growing old in this home, and need to start thinking of <a href="http://www.aarp.org/families/home_design/">Universal Design</a> practices- for instance maybe you or your spouse will require the use of a wheel chair and need doors that allow wheel chair access, or even simpler items such as raising your washer and dryer or dishwasher so you don&#8217;t need to bend over as much. What ever it may be now is the time to plan for the future.<br /></span></p>

This is a tough variable to base your layout on. Most people think that the more square feet a home has the more money the home will be. While in most cases this can be true, the known facts are kitchens, bathrooms, theaters and laundry/utility rooms are the most expensive rooms in the home. You can add a few hundred square feet for less cost than upgrading your bathroom fixtures throughout the house, if it is done wisely.<left></left></p>
<p style="font-family: trebuchet ms;" class="MsoNormal">Material, fixture, equipment, and appliance prices fluctuate tremendously. This is where the most money can be saved by selecting a better bargain than using the most expensive line, without compromising the integrity of the home of course. </p>
<p style="font-family: trebuchet ms;">
<p style="font-family: trebuchet ms;" class="MsoNormal">When sketching out a layout for your new home don’t let the size scare you away. When the price becomes an issue weigh all the possibilities, before turning your bedrooms into closets. </p>
<p style="font-family: trebuchet ms;" class="MsoNormal">The hard thing about floor plans is most people don’t figure in the square footage needed for walls. It is a lot more than what people may guess. For instance, on a typical 2400 sq. ft. home using 2&#215;6 exterior walls instead of regular 2&#215;4 exterior walls you will add about 44 sq. ft. (Assuming all interior rooms remained the same size.)</p>
<p style="font-family: trebuchet ms;" class="MsoNormal">Typically when designing a home that an owner has drawn out on paper, with all the spaces they desire including room dimensions and such, they turn out near 200 sq. ft. larger than what they had envisioned. </p>
<p style="font-family: trebuchet ms;" class="MsoNormal">Also, many spaces can serve multi-purposes. A craft or hobby room can easily double with a laundry room. With the growing demand for media or theater rooms, most family rooms, great rooms, or offices can be converted to high quality theaters with the touch of a button. Then of course bedrooms can be converted or even double as an office or study. There are many possibilities if square feet remains to be the leading variable.</p>
<p style="font-family: trebuchet ms;" class="MsoNormal">The good news is in the end you will have the perfect plan, it just may take some more thought and consideration of different aspects, but the perfect plan is worth the endurance.</p>
